New Code of Practice for the Protection of Empty Buildings

Unoccupied premises are an inevitable feature of the property market. Evidence shows that the prospect of damage or injury arising from empty buildings is high, even if only temporarily vacant, e.g. prior to sale or refurbishment. Each year there are around 9000 fires in empty buildings. Other common problems include theft of contents or fixtures, vandalism, fly tipping and occupation by squatters or travellers. Empty buildings are also at risk of water damage due to inadequate maintenance/repairs, especially when coupled with infrequent site visits.

Owners have a legal ‘duty of care’ to third parties. such as authorised people entering the premises, whether they are employees, estate agents, surveyors, buyers, etc or even trespassers including children who may simply use the area as an unofficial playground.

A new Code of Practice has been produced by the Fire Protection Association / InFiReS with contributions from Norwich Union. It provides solid and practical advice on the management and protection of empty buildings against theft, arson and vandalism.

At Norwich Union Risk Services we understand that flooding is an increasingly widespread worry. That’s why in conjunction with the ABI and National Flood Forum we’ve produced this guide that gives you sound advice on flood resilience and protection for your home and business and advice on to who to speak to for further assistance.

Environment Agency General Enquiry Line 08708 506 506 – this switchboard can put you through to the EA regional office local to the risk.

Flood Risk Information Reports from Environment Agency Regional Offices – these regional offices can provide a detailed flood risk report to property owners for their premises. This is an ideal source of information especially where there is some debate over the actual level of flood risk to a property. These reports should be requested from the EA by the Policyholder / Intermediary at their own cost (circa £25).
